Looking For:We are seeking a skilled Regional Area Maintenance
Manager (RAMM) to join our team at San Diego Conventional Region in
San Diego, CA.You will assist the Regional Maintenance Director and
Regional Portfolio Managers to maintain all aspects of the
maintenance operation of CONAM's managed apartment communities.
This position will assist with hiring, training, and staff
supervision. The Regional Area Maintenance Manager ensures that the
interior and exterior maintenance, interior renovations,
purchasing, and workplace safety is performed in accordance with
company standards and procedures, and in accordance with local,
state, and federal laws.This is a full-time position with full
benefits. Pay range: $85,000 - $90,000 per year.Key
Responsibilities:Service Productivity:
- Support RPM and Regional Maintenance Director by monitoring the
quality and efficiency of market-ready apartment turnovers, aiming
for at least 50% of unrented units to be market-ready weekly.
- Inspect unit turns and community curb appeal during visits,
ensuring alignment with CONAM standards. Communicate and correct
deficiencies as needed.
- Assist with scheduling and tracking semi-annual inspections of
smoke detectors and AC filter replacements; report unresolved
issues to the RPM.
- Monitor service request completion and quality at the RPM's
request, conducting at least semi-annual inspections and addressing
performance gaps.
- Ensure each community performs at least two full-unit
inspections annually using CONAM's standard format; review findings
with the RPM and recommend corrective actions.
- Ensure compliance with approved budgets, coordinating specs,
bids, and contractor oversight in collaboration with the Regional
Maintenance Director.Staffing:
- Review resumes, interview, and recommend hires for Maintenance
Service Managers.
- Oversee scheduling of Roving Maintenance Technicians to meet
community needs.
- Provide support for corrective interviews to improve
performance and compliance.Education & Training:
- Train community associates on CONAM policies, procedures, and
service standards.
- Coordinate and conduct maintenance training courses, including
certifications for air conditioning, pool maintenance, and other
services.
- Recommend additional training programs to improve staff
skills.Purchasing:
- Oversee landscape maintenance, assist with negotiations of
vendor contracts for services, and assist with annual
re-bidding.
- Prepare an annual vendor guide and monitor vendor performance
for assigned communities.
- Communicate and assist with negotiations with vendors not
meeting performance standards.Workplace Safety
- Ensure safety regulations are followed, including proper use of
safety equipment and posting Safety Data Sheets.General:
- Ensure compliance with CONAM's key control policy.Driving:
- Ability to drive locally for business purposes pertaining to
property management maintenance.Other duties as assigned to include
site level repairs to units, buildings, etc.Installation of water
heaters, plumbing repairs, carpentry, trim, etc. to minimize vendor
use.Who You Are: (Requirements of the Position)
- Experience:
- Minimum of 3+ years of hands-on related experience in apartment
maintenance
- Minimum of 2+ years of multi-family industry experience
required
- Minimum of 2+ years in a supervisory role required
- Experience in the building construction and/or maintenance
field
- Knowledge of the building trades such as electricity,
carpentry, and plumbing
- Provide regular guidance to employees and contractors to
function as a high-performance team in a high touch, customer
service environment
- Manage & track life safety systems- fire panels, sprinklers, &
extinguishers, for each site
- Technical Experience: Able to handle tools and power equipment,
such as drills, saws, grinders, electrical testers, HVAC systems,
and plumbing tools. including proficiency in plumbing, electrical
systems, HVAC, appliance repair, and general carpentry.
- Tech Savvy: Proficiency in Microsoft Office Applications
strongly preferred
- Problem-Solving Skills: Strong troubleshooting abilities to
quickly assess and resolve maintenance issues, ensuring minimal
disruption to residents.
- Communication: Excellent verbal and written communication
skills to interact with residents, team members, and vendors
effectively.
- Customer Focus: A passion for delivering exceptional service to
residents and creating a positive living experience.
- On Call Rotation: Willingness to work a flexible schedule and
participate in an on-call rotation to handle apartment maintenance
emergencies.
- Ability to lift up to 50 lbs.
- Possess a valid driver's license and proof of automobile
